If you have received your Land Tax Assessment and it shows information that is wrong, please lodge a land tax query through our online form. This will help us manage incoming queries and respond to you as soon as possible.
Updating your information in the RevenueSA Online Land Tax Portal will not automatically amend your Assessment for 2020-21.
If you need help from your representative (for example, your solicitor or accountant) to complete your land holding declaration, we recommend you speak to them first. Your representative can register for RevenueSA Online, verify your Registration ID and complete the declaration on your behalf.

Only some property owners will see an increase in their land tax liability. Many will see a reduction in their land tax, and some will not be affected at all.
Those who do see an increase may be eligible to apply for transitional relief. Application details will be available when Notices of Assessment are issued (between October and November 2020).

Generally your principal place of residence is exempt from land tax.
If the site value (unimproved land value) of your home has always been below the tax free threshold ($450 000 for 2020-21) you would not have been liable for land tax and an exemption may not have been applied.
With the introduction from the 2020-21 financial year of new provisions for land held on trust, we need to identify any land that is held on trust. Land held on trust is taxed at a higher rate of land tax when the site value is above the tax free threshold ($25 000 for 2020-21). This is why you have received a letter.

While you may not have any physical land, your apartment is built upon land and a site value is determined for each apartment by the Valuer-General. You are seen as an owner of land for land tax purposes, which is why a letter has been sent to you.

As the holder of a shack site lease, you are seen as the owner for land tax purposes, which is why you have received the letter.
The lessee (holder of the lease) has been recognised as the owner for land tax purposes since 1989. This means your shack site may be assessed along with any other property they own for land tax.

If you hold land on trust you must advise RevenueSA of this when completing your land holding declaration and you will also need to include supporting documentation (e.g. Deed of Trust, evidence land was purchased on behalf of the trust).

If you wish to view submitted declarations please log into RevenueSA Online and select 'Land Holding Declaration History' from the left menu.
The ‘land holding declaration history’ screen will display a link/s to a PDF version/s of submitted land holding declarations (including a submitted date). If required you can choose to save or print the PDF.

Yes. You will need to choose Land Holding Declaration from the left hand, select the ‘create new’ button and then follow through the screens which will be pre populated with details previously provided, updating any sections required.
Once you have navigated through the Land Holding Declaration you can resubmit this declaration.
RevenueSA will look at the latest Land Holding Declaration you have completed.
On the Land Holding Declaration History screen you will see a list of PDFs of your declaration history.

Your lawyer or accountant may also be able to help you.
If you don’t have anyone who can help you, please complete a manual land holding declaration or contact us on 8226 3750 (select option 2, then option 3) to discuss alternative arrangements.
